The State heritage listed building at 86 – 88 George Street comprises two interconnected warehouses, the earliest being built in 1886 and are particularly associated with the Bushels Tea Company. The project with a NLA of 2,200m2 entailed the refurbishment of the office floors and retail areas, upgrading the fire services and the lifts and improving disabled access to the building along with a new public open space.
As a result of these works, 86 – 88 George Street became the first State heritage listed building to achieve a 5 Star Green Star Office Design rating. Sustainable design improvements included increasing the percentage of fresh air supplied to the occupied areas along with the ability to turn off the air conditioning and open windows for fresh air, the use of low volatile organic compound paints, adhesives and sealants, installing metering for each tenant and smaller lighting zones for greater flexibility.
Bylett+Associates were engaged to provide cost planning, pre-tender estimates, tender reviews and post contract services including assessing progress claims and variations.
